Case Study 1 – Maximizing the Sale

Overview: 3183 Castle Peak Ave is a Realtor’s dream listing - It was going to sell fast, maybe with multiple offers.

Challenge: How do we get the best possible contract for the owners?

Solution: Our goal was to get multiple offers then effectively negotiate them to arrive at the very best possible final contract with the most qualified buyer.

    1. First, we employed our Symphony marketing concept. We coordinate all marketing efforts, advertisements, postings and collateral to come to a crescendo at the big open house weekend event. 
    2. Next, we worked with each of the four brokers with interested buyers over several days letting them know the seller’s optimal contract terms. We proactively suggested and provided wording for additional contract clauses that would strengthen their offer – paying any appraisal gap, limiting inspection rights, allowing a post-closing occupancy period for the seller’s to complete their move. 
    3. As brokers prepared and submitted offers we proactively vetted their buyers, determining their qualification, capability and commitment to the purchase along with their choices of financing. 

Results: Sale price $574,000, 6.5% over the $539,000 list price with a committed cash buyer, thus no financing risks! A perfect combination!

Case Study 2 - Challenging Sale

Overview:  2056 Red Feather Pt is a large beautiful custom home in the desirable Indian Peaks neighborhood of Lafayette. But with no significant upgrades, older kitchen appliances and an unfinished basement, it just wouldn't sell. More than 40 buyers had visited without a single offer. Why?
Challenge:  A detailed analysis of the home's strengths and weaknesses revealed the issue - the wrong buyers were coming! The boilerplate, high-praise marketing used had set expectations too high. Buyers were disappointed upon arrival and their feedback to the owners said as much - "Too much work", "Not right for buyers", "Didn't have _ or _". With a negative first impression, buyers were unable to see the potential of the home.
Solution:  Focus the marketing on the potential of the home. Yes, it has only 3 bedrooms but the study could be converted to a 4th. The unfinished basement is a 'clean slate' for the new owner's creativity. We also toned down the effusive praise and included practical, yet positive language. The kitchen with dated appliances had large sunny windows and looked out onto a farm field - it became a 'country kitchen' evoking warm, homey feelings. We omitted descriptions of living space to de-emphasize the oversized formal living and dining rooms and let the buyer discover the huge family room with soaring ceilings upon their arrival.  In these and many other ways we set our buyer's expectations properly and then exceeded them!
Results: 8 showings in 4 days and one buyer successfully under contract!
